Real Estate Sales Surge in Poway

Not sure if right now is a good time to buy? A local agent has advice for anyone looking to buy real estate.

Is right now the best time to buy real estate? Stacy Roby, a Poway Realtor, says yes. She said 11 homes sold in Poway over the past seven days, and she has noticed quite a change in the real estate market.

“There is low inventory and the interest rates are so good, it’s becoming a seller’s market again,” said Roby.

Keith and Stacy Roby started the The Roby Company in 1995. The husband-and-wife real estate duo focuses on buying and selling homes in Poway and North County.

“Poway is a place where people want to move to, it’s a solid place to invest,” Stacy Roby said.  

She said the hottest commodity in Poway real estate is homes under $350,000. Roby found some investors are paying in cash, flipping and selling them or renting them out.

The Poway Unified School district is another reason why the Poway area is sought after. “Residents of Poway get a little bit of country and city,” Roby said.

Roby suggested owning a home is cheaper than renting.

“There was a home last week that was on the market for zero days for $288,000. You can buy that and it would be equivalent or less than rent.”

Thinking about buying a home and need some advice? Roby suggested:

  • Get pre-qualified with a lender.
  • Determine your price range.
  • Find a Realtor you enjoy working with. Ask friends or family for a referral of someone they trust.
  • Determine what you want for your lifestyle and ask yourself where you’re going to be in five years.
  • When you find a home you like, check it out during the day, at night and on the weekend.
